Retail Leasing
We manage the leasing and marketing activities of a wide portfolio of the Group’s shopping malls located all over the Territory. Our main scope of work includes formulating marketing strategies, planning and implementing the trade mix of shopping malls, attending to tenancy-related matters, planning & organizing promotion activities and managing fitting-out and renovation strategies.
As a Management Trainee, you will be involved in:
- Understanding leasing and marketing strategies of various major malls and how to reposition / revamp a shopping centre
- Conducting market research and various analysis
- Understanding promotion strategy and implementation of shopping malls
- Renovation of shopping malls
- Coordinating management issues
- Lease administration and reviews; handling legal matters in relation to tenancy agreement
Business Development
Mainly focus on group's land development and acquisition in the Greater Bay Area,including analyzing and summarizing policy and market information, planning and following-up on projects’feasibility studies.
As a Management Trainee, you will be involved in:
- Assisting to follow up urban development plan, institutional study and macroeconomic research; collecting and analyzing the information from cities’ land market and potential accompanies; making the transaction report of open land market routinely;
- Carrying out field study, market research, data collection, statistics analysis and other research works on target assets;
- Understanding the real estate development circle, market trends and land acquisition process, and carrying out due diligence report, investment analysis and project negotiation together with the team; understanding the business positioning and project planning; completing preliminary planning report, planning promotion book, etc.;
- Based on company's strategic and business plan, assisting in market research, data collection and feasibility analysis of potential projects; assisting the company in completing the preliminary design and planning scheme of the potential plots; preparing investment proposal base on project planning and financial estimation, finally providing business basis for the company's decision making
- Participating in communication and negotiation with government sectors and potential partners, and eventually contribute to successfully acquiring the project as well as post-investment stage on project management, asset management and coordination with the lease and sale related works.
Project Management
Project Management is responsible for the construction and management of the group's existing development projects in the Greater Bay Area, including the overall project planning and design management as well as comprehensive follow-up of the project construction process.
As a Management Trainee, you will be involved in:
- Coordinate and follow up on drawings and documents required by the application for approval in all aspects of project development.
- Participate in the selection of relevant design consultants as well as design coordination, to ensure timely provision of design documents for the project.
- Participate in the procurement of relevant contractors, follow up the preparation of bidding documents and technical bidding evaluation.
- Follow up the progress of the project, coordinate and solve various problems during construction process.
- Take part in regular site inspection, conduct comprehensive inspection of construction quality, methodology and other issues to ensure that the construction quality meets the project requirements.
- Assist in providing relevant design and promotional materials which is required for project rental and sales.
- Participate in project handover after project completion.
Residential Sales
Responsible for sales, marketing and after-sale services of residential properties and serviced apartments, job responsibilities of Marketing Department include: assisting the positioning of residential developments, analyzing potential buyers’ profile, formulating and executing sales and marketing strategies and campaigns, managing and operating sales galleries, and providing customer services like preparing agreements of sale and purchase, collection of sales proceeds and handling complaints.
As a Management Trainee, you will be involved in:
- Familiarizing with key cities in the Greater Bay Area, e.g. Guangzhou, Shenzhen and Foshan
- Conducting market research and buyer analysis to facilitate early stage positioning of residential developments
- Handling day-to-day businesses like pre-sales and after-sale services, marketing, and management of sales galleries and show-flats
- Executing marketing campaigns, e.g. promotion of brands, production of marketing collateral and enhancement of public relations
- Participating in client-related affairs, e.g. management of sales documents, handling of client relationship and facilitation of completion of transactions
- Coordinating with key working partners, e.g., management companies, solicitors’ firms, banks, advertising agencies, sales agents, etc
Finance and Accounting
Responsible for financial accounting and management works in the companies of Southern China, including financial audit, preparation of financial statement, capital control, tax declaration, and budget management.
As a Management Trainee, you will be involved in:
- Learn and familiar with all positions in the Finance Department by rotation
- Participate in the integration of all kinds of company information to form internal financial data analysis
- Master the related tax laws and regulations in Mainland China
- Knowledge of Hong Kong tax regulations and financial accounting standards, and integrate with those in Mainland China
- Declare the internal management reports, audit report and budget report etc.
- Communicate effectively with other business departments to ensure all procedures are executed thoroughly
Training and Curriculum
This three-year programme provides trainees with the opportunity to gain comprehensive exposure. The first year will familiarize trainees with the Group’s business scope and the operations of the host departments. Cross-departmental attachments, classroom training, on-the-job coaching and action learning will support development of trainees’ managerial and functional competence. The second and third years will offer trainees a sponsorship programme for external professional study to strengthen their professional skills. Senior department managers and human resources and training staff will provide guidance and coaching to trainees throughout the programme to facilitate learning and help develop their potential.
