Notes:

(1) The view is affected by the unit’s floor level, orientation, surrounding buildings and environment, and is not applicable to all units of the Development. The buildings, facilities and environment around the Development may change from time to time. The Vendor does not make any offer, representation, undertaking or warranty whatsoever, whether express or implied, regarding the view and surrounding environment of the Development.

(2) All owners of residential properties in the development, residents and their guests will have access to the resident's clubhouse "Club Lorient" and recreational facilities, but must comply with the deed of mutual covenant, terms and requirements of relevant government licenses and regulations, and may be required to pay a fee. The clubhouse and recreational facilities may not be operational when owners of the residential properties take possession, subject to approval by the Government authorities. The names of the sections and facilities of the clubhouse are marketing names in publicity materials only and will not appear in any preliminary agreement for sale and purchase, agreement for sale and purchase, assignment or title deeds relating to the residential properties.

(3) The saleable area including the floor area of the residential property, balcony, utility platform and verandah (if any) are calculated in accordance with section 8(1) of the Residential Properties (First-hand Sales) Ordinance. The saleable area does not include the area of other items specified in Part 1 of Schedule 2 to the Residential Properties (First-hand Sales) Ordinance.

(4) Owners are required to arrange their own network connection services.
Note: Management services and other aforesaid services will be provided by the Manager of the Development or other third party contractors. The Manager or the third party contractors may, on its own discretion, determine the fees, terms of use, operating hours and period of service for its management services or other such services, subject to the terms or restrictions of the deed of mutual covenant, service contract or other relevant legal documents. Provision of catering services is subject to the obtaining of relevant licences. The mobile app may be still under development, and its functions and coverage of services may be modified, enhanced, removed or adjusted from time to time without prior notice to the purchasers. The mobile app may not be operational when owners of the residential properties take possession.
